Know what the land actually is before you buy it.

Most land deals go wrong on facts that were available before closing. Zoning that won't allow the plan. A rollback tax nobody mentioned. Access that isn't legally there. We pull the county record, check it at the source, and write down what we find.

Services

Four ways we help land buyers and potential land buyers

Every engagement produces something written that you can hand to a lender, an attorney, or a partner.

01 · Due diligence

Due diligence packages

A parcel-specific review before you commit: zoning and permitted use, tax classification and rollback exposure, legal access and easements, utility availability, flood and wetland flags, and what the land can lawfully support. Sourced to the county ordinance and the state agency, not to a listing description.

For buyers under contract, or deciding whether to write one.

02 · Coaching

Real estate investing coaching

One-on-one sessions worked through your actual pipeline, not a curriculum. Sourcing and tax sale mechanics, evaluating a parcel, structuring owner financing that holds up, pricing for your market, and building a buyer list that answers when you post.

For new and part-time investors who want to stop guessing.

03 · Land for sale

Owner-financed land

Rural and residential parcels sold directly, financed by us. Down payment, term, and monthly payment agreed in writing before you commit. No bank financing and no credit check, and you see the parcel record before you sign anything.

For buyers who want land now without a mortgage.

04 · Research

Custom research reports

Commissioned research on one specific question: what a tract can earn, what the county allows, what comparable land rents or sells for, whether a use is feasible. Figures are traced to published sources and labeled where they are assumptions.

For owners and investors facing a decision with real money on it.

How it works

Four steps, in this order

The sequence matters. Scoping the decision first is what keeps the research from turning into a pile of facts nobody needed.

Step 01

Scope the decision

A short call to establish what you are actually deciding and what evidence would change your mind.

Step 02

Pull the record

County ordinances, tax maps, deeds, assessment records, and state agency rules, read at the source and cited so you can check them yourself.

Step 03

Run the numbers

Costs and revenue modeled against published benchmarks, with every assumption labeled as an assumption and every source listed.

Step 04

Deliver and talk it through

A written report you keep, plus a call to walk the findings and decide what happens next.

What you will not get from us

Numbers presented with more confidence than the evidence supports. Every figure in our reports is marked as verified or as a planning assumption, and where something cannot be confirmed, the report says so plainly. That is less satisfying to read and considerably more useful when you are signing.
